Reviewed 18 October 2026 Living in Sotogrande is as much about the ordinary weekday as the marina, beaches and golf. Before choosing a home, think about the school run, shopping, work, transport and the kind of community you want around you. This guide helps you organise a move to Sotogrande and the surrounding villages, with links to our more detailed local guides. Start with your daily routine, then choose the address that suits it. Where to liveYour budgetSchoolsPaperworkHealthcareMoving checklist Where should you live? Sotogrande’s coastal, marina and inland areas offer different settings. Nearby Pueblo Nuevo, Guadiaro and Torreguadiaro are also worth including in your search, particularly when you want everyday services close to home. Marina and Port: start here if you want a waterfront setting and restaurants nearby. Check the exact walking route, parking arrangements and evening activity around each property. Sotogrande Costa: explore the established coastal streets and compare how you would reach the beach, clubs and shops. Sotogrande Alto and La Reserva: consider the particular development, school journey and driving routes. An area name alone tells you little about the practicalities of a house. The surrounding villages: compare Pueblo Nuevo, Guadiaro and Torreguadiaro with your Sotogrande shortlist, rather than assuming you need to live inside the resort. Our Sotogrande Neighbourhoods Guide explains the differences. Visit a shortlisted property on an ordinary weekday and, if possible, at a different time of year before committing. Build a budget around the home you are considering A single “cost of living in Sotogrande” figure is not particularly useful: the property, household and school choices make a substantial difference. Ask for actual bills and written quotes wherever you can. Housing: rent or mortgage, deposits, community charges and any services included in the agreement. Running costs: electricity, water, internet, insurance, and pool or garden maintenance where relevant. Family costs: school fees where applicable, transport, meals, activities and childcare. Everyday travel: a car, insurance, fuel, maintenance and airport journeys. Moving and setup: removals, furniture, professional advice and connection charges. For buying or selling, use our Sotogrande Estate Agents Guide to compare local agencies. Request an itemised cost estimate and independent legal advice before making a commitment. Asking prices are not the same as completed sale prices. Plan school places alongside your home search Contact schools before choosing a moving date. Ask about availability for each child, curriculum, language support, admissions requirements and the complete first-year cost. Sotogrande International School offers the International Baccalaureate continuum and A Levels. The wider local choice also includes other private and state-school options. Our Schools in Sotogrande guide brings the choices and admissions questions together. Try the school journey at the time you would actually travel. Include collection, clubs and sibling arrangements, rather than measuring only the distance on a map. Understand residency, identification and local registration Your nationality, work and family circumstances determine the route you need. An NIE is an identification number; do not treat it as a residence permit or proof of healthcare entitlement. EU and EEA citizens staying for more than three months generally need to register and meet the applicable conditions. Start with the official registration guidance. Other nationals should check the appropriate residence route with the Spanish authorities. For UK nationals, Living in Spain on GOV.UK is a useful starting point, including guidance for people covered by the Withdrawal Agreement. Municipal registration on the padrón is another part of settling in. Keep it separate in your planning from immigration permission, identification and healthcare registration. A qualified adviser can help you work through the requirements for your circumstances. Arrange healthcare before you need it Public healthcare access depends on recognised entitlement and registration; having an NIE alone is not enough. Once your entitlement is established, follow the Andalusian Health Service’s health-card procedure. If you plan to use private cover, check the policy’s suitability, exclusions and local provider network. UK nationals can also consult the official healthcare guidance for Spain, including the S1 route where eligible. Make arrangements for ongoing treatment and prescriptions before the move. Getting around and working from home Test your routine from the actual property: school, food shopping, work and evenings out. Check bus routes and stop locations before deciding how much you will rely on a car. For airport journeys, compare the whole trip, including onward transport, traffic and any border crossing. If you work remotely, ask providers to check broadband availability at the exact address. Test mobile reception where you would work and consider a backup connection. Check work and tax arrangements with a suitably qualified adviser before relocating your working life. Making local life your own Use the Sotogrande Restaurant Guide, Shopping Guide and Things to Do guide to explore beyond your immediate neighbourhood. A regular class, sport or community activity can be an easier way to meet people than waiting for a major event. For families, our guide to things to do with kids helps with weekends and visiting friends. If you have pets, check the rules for each beach, public space and property rather than assuming unrestricted access. A practical moving checklist Before choosing a home: agree your budget, investigate school places and test the journeys you will make most often. Before signing: check the contract, property documents, running costs and any community restrictions with the appropriate professionals. Before travelling: organise your residence route, healthcare cover, documents, removals and any pet travel requirements. In your first weeks: work through registration, utilities, school arrangements and local healthcare registration as applicable. Once settled: find a few useful local routines, from shopping and exercise to meeting neighbours. Spotted something that would help a new resident? Send us a correction or local suggestion.
